Whether it’s a relocation, expansion, modification or a brand new facility we serve as project manager from the early planning stages through post occupancy. Space planning, design and architecture, engineering, scheduling, construction, telecom/cabling, furniture, legal counsel, and municipal compliance are all disciplines we oversee and monitor. We Guide You Through the Entire Project


After gaining a thorough understanding of your objectives and the scope of the project we manage the bidding process in the selection of the project team to ensure competitive pricing together with quality of service. In addition to reviewing and commenting on the work letter, construction specifications and other agreements relevant to the project, Northeast evaluates preliminary budgets for tenant improvement work and furniture and that of any other project consultants, and assists in negotiating contracts with all members of the project team. We provide review and comments on preliminary space plans developed by the architect and other consultants and coordinate the project schedule with the construction of the premises.


Monitoring all phases of construction with regular scheduled field inspections keeps you well informed of all progress and potential changes needing approvals. In the event any governmental permits and approvals are necessary we assist in obtaining and expediting them as required. Emphasis is placed on coordinating your data / wiring installation on a timely basis with the construction. We review and monitor the budget and schedule throughout construction and take corrective action needed to control any variances.


Direct and oversee the architectural and engineering services for design plans and custom specifications. We help determine that the selection and specifications for special items such as millwork, lighting, ventilation, special request items and other finishes is consistent with your criteria. We also help monitor furniture inventory relevant to the reuse of existing furniture together with new furniture ensuring compatibility with the architectural design. The monitoring of working drawings for compliance with the design plans and specifications is a priority as well.


Northeast reviews the completion of landlord’s or developer’s work and the tenant improvements. All punch-list items are isolated and identified with an estimated time of completion. We work with the project team consultants to coordinate the move-in and delivery of equipment and furniture. Additionally, we help assemble and document all warranties and guarantees, and present them to you and your company.

Post- Occupancy

After completion of the project we review and audit future occupancy invoices to ensure all bills from landlord or developer accurately detail the correct expense amount in accordance with agreements.
