PODS, one of the largest moving and storage services company in the United States needed to enter the New York Tri-State market of Westchester County and the Hudson Valley. They had unique building specification requirements as well as an apprehension to the high cost of industrial real estate in Westchester. PODS hired Northeast Realty Group to assist them in finding a cost saving solution that solved both their operational and real estate cost objectives.
After an extensive site selection search of all potential building and property availabilities, Northeast created an opportunity for a new build-to-suit building to be constructed in Rockland County and in accordance with PODS unique specifications. This site is within 5 miles to the Tappan Zee Bridge with easy access to service Westchester County which accomplished PODS main business goal of servicing their customers cost effectively . We negotiated the transaction terms of the brand new 28’ clear ceiling height building which included extensive construction specification requirements, free rent package and a real estate tax abatement package. Northeast’s project management services assisted PODS in the construction project from planning through construction and move-in.
