Lindenmeyr Munroe, one of the largest fine paper merchants in the United States was operating their Mansfield, MA distribution and office facility from an older and outdated building. Based upon continued company growth and a need to improve operational efficiencies, Lindenmeyr chose Northeast Realty Group to find a new larger modern warehouse and office facility with high ceilings, thick floors, bulk storage, multiple docks and convenient access to their customers.

Results:

After an exhaustive analysis of 30 potential buildings and sites the best facility alternative was the most cost effective and surpassed Lindenmeyr’s building specifications and requirements expectations. Northeast negotiated a transaction for a brand new build-to-suit warehouse and office facility to be constructed in Franklin, MA with a 36’ clear ceiling height, 14 docks with new levelers and shelters, 12,000 square feet of tum-key office space, ESFR sprinkler system, power distribution for warehouse columns, docks and battery chargers, 6” floor, new truck court with employee parking, and a custom warehouse ventilation system. In addition, a long term lease with options was secured at an attractive rental rate along with a cash allowance for miscellaneous tenant improvement items. Northeast also assisted with project management services from planning and construction through move-in.
